You find water stains on your ceiling and walls after a storm so there must be damage to your roof. The adjuster will inspect your roof looking for storm damage or indications that it is either worn out or poorly maintained. Some signs that a roof is old, deteriorating or in need of maintenance are:
Asphalt Shingles
- Curling – failure of the tar strip on the shingles
- Cracked – age or expansion and contraction because of weather
- Granules in gutters and/or bare or dark spots on shingle surface– granules are delaminating (age) and flaking off
- Cupping – concave center with tabs curling under, possibly from improperly ventilated attics
- Blistering – poor quality materials and excessive heat
Built-Up Roofs
- Wrinkling – problem with installation, the surface should be flat and smooth
- Alligatoring – exposed surfaces dry out producing surface cracking
- Blistering – enclosed bubble under the surface caused by a space or void built into roof during installation
- While these conditions may not be found until after a storm it does not mean they were created or aggravated bythe storm.
